Live Local Vermont: a Realtor’s site built around Vermont towns
An agent’s website is often a brokerage template that looks like every other agent’s. Live Local Vermont is Erin McCormick’s own site, about Vermont towns, with the brokerage and MLS rules checked on every build.

The problem
Most agent websites are brokerage templates, so one agent’s site looks like the next and says little about the places they actually sell.
A real estate site also has rules to meet on every page: the brokerage has to be named, and listing data from the MLS can only appear where the MLS has approved it.
What we built
A seasonal design whose hero moves through fall, winter, spring and summer, with a home search on the first screen and a map of the Vermont towns named in client reviews.
Pages for buying, selling, second homes, luxury homes and hospitality, plus a blog. Listing search runs through IDX Broker on PrimeMLS, in a wrapper page that matches the site.

How it is built
A static Astro site on Vercel, with content kept as Markdown in the repository and no database.
- Framework
- Astro with static output, deployed on Vercel
- Listings
- IDX Broker on PrimeMLS, framed by a wrapper page in the site’s design
- Compliance
- A build check that fails the deploy when a page is missing the brokerage name or another PrimeMLS requirement
- Structured data
- RealEstateAgent, BlogPosting and BreadcrumbList markup, with a generated sitemap
