Real estate websites with IDX listings

Live MLS listing search on your own website through IDX Broker, framed in your design, with the brokerage and MLS display rules checked on every page.

Around the screenshot: search results for Stowe with three or more bedrooms, a new lead arriving in the agent’s inbox, and a check that MLS display rules pass on every page.

Our approach

Most agent websites are a brokerage template with a search box bolted on. Buyers land on a page that looks like every other agent’s, then leave your brand the moment they search. We build the site around your market and your voice, and set up IDX so listing search happens inside it.

IDX Broker supplies the listing data from your MLS. We style its search, results and listing pages to match the site, connect lead capture to the inbox or CRM you already use, and add a build check that fails the deploy if a page is missing your brokerage name or another display rule your MLS requires.

What is included

  1. IDX Broker setup

Your IDX Broker account connected to your MLS, with search, results and listing pages configured for your market.

  2. Search in your design

A wrapper page in the site’s own design around the IDX pages, so buyers search without leaving your brand.

  3. Featured and saved searches

Your own listings, a town or a price band shown on the pages where buyers look for them.

  4. Lead capture

Sign-up, saved-search and showing requests sent to your inbox or CRM, so no inquiry sits unread.

  5. MLS and brokerage rules

Brokerage name, MLS attribution and disclaimers on every page that needs them, checked automatically on each build.

  6. Pages around your market

Town, neighborhood and seller pages written for the places you work, so the site earns search traffic of its own.

From the MLS to your inbox

Four parts, connected once, then kept current on their own.

  1. Your MLS

New, changed and sold listings, such as PrimeMLS in Vermont.

  2. IDX Broker

Holds the feed and runs every search a buyer makes.

  3. Your website

Search, results and listing pages in your own design.

  4. Your inbox or CRM

Sign-ups, saved searches and showing requests, as they happen.

Rules checked on every build

A build log: the check finds one town page without the IDX disclaimer and stops the deploy. After the fix, all 41 pages pass and the site deploys.

  • Written down once. Your MLS and brokerage rules become a list the build reads, not a memory.
  • Checked on every page. New town pages and blog posts are held to the same rules as the home page.
  • Blocks, not warns. A page that breaks a rule never reaches the live site.

How the work runs

Built with IDX Broker, Astro, Next.js and TypeScript.

  1. Scope

Your market, your MLS and brokerage requirements, and the pages the first release needs.

  2. Design

The home page, a town page and the search wrapper designed with your photos and your words.

  3. Build and connect

The site built, IDX Broker configured and styled, and leads routed to where you work.

  4. Launch and look after

Launch, then updates as the MLS changes its rules and your market changes.

Who it is for

  • Agents who want a site of their own rather than a copy of the brokerage template.
  • Teams and small brokerages that need listing search across several agents’ pages.
  • Agents with an existing site that has no listings, or listings on a page that looks nothing like it.

Questions

Do I need my own IDX Broker account?

Yes. The IDX Broker subscription is in your name and billed by IDX Broker, and your MLS has to approve the feed. We handle the setup and the paperwork with you.

Which MLSs does this work with?

IDX Broker connects to most MLSs in the United States. Live Local Vermont runs on PrimeMLS, which covers Vermont and New Hampshire.

Can you add IDX to the website I already have?

Often, yes. If the current site can host a wrapper page and a few scripts, we can add listing search to it. If it cannot, we say so in the scope.

How do you keep the site compliant?

We write down your MLS and brokerage display rules, then add a check that blocks any deploy where a page is missing one of them.
